Our newest flagship project, COVA at Coachella, is an 86-acre luxury villa community located one block from the Coachella Music Festival. The project includes 165 luxury pool villas, wellness and fitness facilities, sports courts, a beach club, and a 10-acre resort-style pool—one of the largest in North America.
Relevant Partners develops, invests in, and manages projects across residential, multifamily, hospitality, value-add, and commercial real estate asset classes, with project sizes ranging from $100M to $1B+.
Introduction of Role
As a Financial Analyst, you will play a critical role in underwriting, financial modeling, and ongoing asset analysis across Relevant Partners’ development and investment portfolio. You will work closely with leadership, asset management, development, and third-party consultants to evaluate new opportunities, support active projects, and provide accurate, decision-ready financial insights.
This role is central to investment decision-making, capital structuring, investor reporting, and long-term asset performance analysis. The ideal candidate is highly analytical, detail-oriented, and comfortable working with complex real estate financial models under tight deadlines.
Key Responsibilities:
Financial Modeling & Analysis
- Build and maintain detailed financial models for multiple asset classes, including: ‣ Multifamily development. ‣ Multifamily value-add investments. ‣ Residential and for-sale product (condos, vacation homes). ‣ Hospitality and mixed-use projects. ‣ Commercial real estate investments (NNN and other structures)
- Prepare project-level operating pro formas and investment return analyses
- Run sensitivity analyses on key assumptions (rent, exit cap, leverage, cost basis, timing)
- Develop and analyze complex investment waterfalls, including accrued and preferred returns, IRR, equity multiples, and residual value
- Perform short-term and long-term cash flow analysis and capital needs forecasting
- Utilize ARGUS for underwriting NNN commercial real estate investments and lease analysis
Underwriting & Due Diligence
- Conduct project underwriting and evaluate new investment opportunities
- Review third-party materials including: ‣ Appraisals ‣ Market studies ‣ Feasibility reports ‣ Environmental and due diligence reports.
- Provide analytical guidance and recommendations to leadership based on underwriting results
Research & Market Analysis
- Perform market research and competitive analysis for active and prospective projects
- Track market trends across residential, multifamily, hospitality, and commercial sectors
- Research and maintain databases of rent and sales comparables
- Maintain an organized internal project and market research database
Reporting & Asset Analysis
- Prepare monthly internal project reports for management
- Produce monthly investor snapshot reports
- Support quarterly investor financial reporting
- Analyze acquired assets on an ongoing basis to support the asset management team
- Assist with project performance monitoring and variance analysis against underwriting
Expected Experience
- Minimum 5+ years of direct real estate financial analysis and underwriting experience
- Experience across multiple asset classes, including:
- Multifamily (development and value-add)
- Residential and for-sale product (condos, vacation homes)
- Hospitality and mixed-use projects
- Commercial real estate investments
- Experience underwriting projects in the $100M–$1B+ range, including large-scale developments (300–400+ units)
Must-Haves
- Strong background in real estate finance and investment analysis
- Advanced proficiency in Microsoft Excel, including complex formulas and financial modeling functions
- Ability to run sophisticated investment return scenarios incorporating IRR, waterfalls, accrued returns, and residual values
- High attention to detail and strong organizational skills
- Exceptional analytical, written, and verbal communication skills
- Ability to handle sensitive and confidential information with discretion
- Ability to work independently, manage multiple deadlines, and operate in a fast-paced environment
- Bachelor’s degree or higher in Finance, Real Estate, Economics, or a related field
- Team-player mindset with a proactive, self-starter approach
Nice-to-Haves
- Experience with ARGUS Enterprise beyond NNN analysis
- Real estate certifications such as CCIM or equivalent
- Experience preparing investment memos and case studies
- Ability to provide sample financial models or case-study work as part of the interview process
