Salary: $800–$1,200 USD per month + 5% - 10% of Closed Gross Profit (Full-Time, Remote)
Overview: We are hiring a Lead Manager/Closer to nurture and manage our pipeline of real estate leads, ensuring no opportunities slip through the cracks. As a Lead Manager, you will be the main point of contact for warm leads: following up with prospects, building rapport, and guiding them until they are ready to close or speak with our acquisitions closer. Additionally, you will engage in targeted outbound prospecting, using our high-quality data (e.g. fresh county records for probate and foreclosures) to initiate conversations with potential sellers. This hybrid role is critical – you’ll keep our funnel organized and full by both managing incoming leads and proactively hunting new ones. If you are a people-person who is also organized and driven, this could be a perfect fit.
Responsibilities:
- Lead Nurturing: Manage a pipeline of ~50 active leads in our CRM. Promptly follow up with interested home sellers via phone, text, and email. Your goal is to build relationships over time – check in regularly, understand their situation, and keep our company top-of-mind for when they’re ready to sell.
- Initial Lead Qualification: Call new inquiries (from inbound calls or web forms) as soon as they come in. Have a friendly introductory conversation to gather information: Why might they sell? When? What’s the property condition? Identify serious motivation versus casual interest. Ensure every new lead is contacted and categorized (hot, warm, long-term, etc.).
- Set Appointments: When a lead is qualified and shows strong interest/motivation, schedule an appointment or transfer the call to our acquisitions closer. You control the calendar for our acquisition team – scheduling consultations or property visits. Make sure our closer gets all key information before the meeting.
- Outbound Prospecting: Devote part of your time to reaching out to cold prospects from our premium data lists (such as probate, pre-foreclosure, or other niche lists we’ve pulled). Use cold calling or personalized texts/emails to introduce our service and see if they have a property they might consider selling. This “deep prospecting” uses the valuable data provided by our Data Manager to generate new leads beyond the ones who come to us.
- Pipeline Organization: Keep the CRM updated meticulously. Log every call, update lead statuses, and add detailed notes after each contact. Set follow-up reminders for each lead so you always remember to call back when promised. No lead should ever be forgotten or left without a next action.
- Team Coordination: Work closely with the acquisitions (closing) team. Clearly hand off highly motivated leads with full context (notes about the seller’s situation, motivation level, etc.). After our closer makes an offer, circle back with the seller to address any concerns or continue nurturing if they didn’t sign immediately. Essentially, you bridge the gap between initial interest and closed deal, keeping communication smooth.
Requirements:
- Excellent Communication: Fluent English speaker who can converse naturally and confidently with U.S. homeowners. You have a friendly phone demeanor, active listening skills, and can build trust over multiple conversations. (Experience talking to older American homeowners is a plus – you can strike the right tone of patience and professionalism.)
- Sales/Customer Service Experience: 1+ year in a role like sales representative, account manager, customer service, or any position requiring consistent client follow-up. Real estate experience (especially in investing or related to motivated sellers) is highly advantageous – if you’ve dealt with sellers or real estate leads before, let us know!
- Follow-Up and Organizational Skills: A proven ability to juggle dozens of leads and keep an organized system. You never let a task or callback slip. Using a CRM or lead management system should be second nature to you. (If you pride yourself on color-coded spreadsheets or meticulous task lists, that’s a good sign!)
- Persuasion & Empathy: You know how to connect with people, ask the right questions, and handle objections. You’re empathetic to sellers’ situations (many may be in tough circumstances like foreclosure, probate, etc.) and also persuasive in highlighting how our service can help them.
- Tech-Savvy: Comfortable with CRM software, click-to-call phone systems, and general productivity tools (Google Workspace, etc.). Able to learn new apps quickly. Also, must have reliable internet and a headset/quiet workspace for frequent calls.
- Work Hours: Available to work full-time on US hours (e.g. 9am–7pm EST). Leads must be called quickly during daytime/evening hours in the US. Flexibility to occasionally adjust hours for an urgent lead is appreciated. We are seeking someone who can commit long-term (12+ months) and become an integral part of the team.
What We Offer:
- Base Pay + Commission: Competitive base salary $800–$1,200/month (depending on experience and location) plus 5% commission on the gross profit of each deal you help close. Your earning potential grows with every deal – for example, if a deal’s profit is $10,000, you’d earn an extra $500 on top of your salary. We want you to directly benefit from the revenue you help generate!
- Impactful Work: This role is at the heart of our business – you will directly influence our revenue by turning leads into deals. It’s rewarding to see your relationship-building result in a family helped and a successful transaction. We often deal with homeowners in difficult situations; you’ll take pride in guiding them toward a solution.
- Training & Development: We will provide training on our scripts, CRM, and the real estate investment process. You’ll learn about the wholesale home-buying industry, negotiations, and how to evaluate seller motivation. Ongoing coaching will be available to sharpen your skills (we succeed when you succeed).
- Team Environment: Work with a supportive, growth-minded team. We maintain open communication and regular team check-ins despite being remote. You’ll get feedback and recognition for your hard work. We also encourage new ideas – if you have suggestions to improve our follow-up processes, we want to hear them.
- Remote Work Lifestyle: This is a 100% remote position. Save on commute time and work from the comfort of your home (or home office). As long as you can reliably cover the required hours and stay connected, you’ll enjoy the flexibility of remote work.
How to Apply: If you’re excited about nurturing leads and driving deals, we’d love to hear from you. Please send your resume and a short voice recording introducing yourself. In your intro, tell us why you’re interested in this Lead Manager role and highlight any relevant experience (especially in real estate or sales). You can use a service like Vocaroo for the recording and share the link. Feel free to also include a brief note or cover letter about a time you successfully convinced a customer or closed a tough deal – we value those who take initiative to showcase their skills. Qualified candidates will be invited to a Zoom interview (and possibly a role-play exercise). Come join a team where your follow-up prowess will be highly valued and rewarded!
