General Description:
The Building Operator/Repair & Maintenance Representative is responsible for ensuring the commercial buildings are well maintained and are in good working order by managing HVAC, general maintenance, providing tenant service and support, and providing repairs as needed.
Primary Responsibilities:
- Work with the team to provide overall support to base building and tenants services for the Commercial portfolio.
- Perform general cleaning, garbage, and snow removal for site specific properties. Collecting all garbage bags from front garbage bins and moving them to main disposal areas.
- Perform handyman duties such as:
- Drywall repair and installation (preparing walls).
- Replace and repair ceilings, tiles, T-bar, floors, and stairs.
- Patching and painting where required.
- Repair and installation of doors and entry frames.
- Light demolition work.
- Attending to plumbing concerns, including clean up.
- Addressing minor electrical issues (installation of light fixtures, duplex outlets, light switches).
- Coordinate vendors for PM and ad hoc services.
- Oversee and supervise contractors in the buildings.
- Responsible for accessing MRI Angus, creating, addressing and closing out work orders in a timely manner with the help of the Property Administrator.
- Operational and technical troubleshooting as necessary.
- Delivering of packages, collection of rent and drop off tenant notices/letters between various buildings and head office as required.
- Communicate with Head Office & Leasing team, helping to onboard and offboard tenants (move-ins/outs), address day-to-day needs including keys, elevator/freight access, signage, interior space requirements and move management.
- Assist operators from other buildings with lifting and moving furniture or other items when required.
- Participate in daily interior and exterior round check to the building, common areas (washroom, parking), exit/entry points for security, and recommend building improvements.
- Performing security patrols around property before leaving. Ensuring tenants remove all structures or items blocking driveways or fire routes.
- Perform regular inspection/maintenance duties, including exterior lighting, HVAC units (RTU’s), filter replacements, building equipment and basic mechanical systems (pumps, fans, boilers, chillers, motors), irrigation systems (where applicable) as part of a comprehensive preventative maintenance program.
- Restocking supplies where needed (toilet paper, soap etc.).
- Update administrative paperwork including building report cards, equipment/inspection tags.
- Daily monitoring of fire life safety systems to ensure equipment is fully functional.
- Schedule and oversee monthly testing and maintenance of fire life safety systems within scope of the fire code.
- Investigate building alarms and coordinate with monitoring services.
- Assume and initiate corrective action for operational problems, including thinking outside of the box.
- Recognize and acknowledge this role is a 24/7 on call position that may require responding to after-hours building issues and emergencies from time to time.
- Assist at other locations in the Commercial portfolio within the company as requested.
- Assist with set up and take down of tenant appreciation events; BBQ, holiday events, and building operator lunch and learns as required.
- Reporting of all major issues to management and Director of Property Services.
- Perform other duties as assigned.
- Required Skills and Qualifications:
- Team player.
- Safety first with a can-do attitude.
- Must have a valid G driver’s license.
- College, or trade school diploma required.
- Building operator experience is an asset. BES Certification Level 1 as a minimum requirement.
- The ability to perform basic repairs in walls, ceilings, floors, stairs, doors, and light demolitions.
- Basic understanding and the ability to triage perform minor electrical, plumbing, and mechanical systems repairs.
- Knowledge of building codes and safety standards as set forth by the provincial and federal governments.
- Knowledge of MS Office (Outlook and Word).
- Strong problem-solving skills.
- Excellent good communication and interpersonal skills.
- Good command of the English language.
- Excellent customer service skills.
- Detail oriented and good scheduling skills.
- Proficient and knowledgeable with using tools associated with the job.
