Position Overview
We’re hiring a Director of Maintenance Operations to lead and scale our vendor-driven maintenance business line. This role is equal parts strategic architect and operational leader. You’ll be responsible for the full work order lifecycle. You’ll be responsible for building a national vendor network that works like a local one — fast, consistent, and high-quality.

Responsibilities:
- Build and lead a team of managers and directors who handle vendor management, work order operations, and performance.
- You’ll be directly managing regional directors of property services. Direct reports will be 4-6 people, with an organizational chart of ~50.
- You’ll be responsible for the hiring, training and development of your organization.
- Design and implement our nation-wide vendor strategy — sourcing, onboarding, compliance, and performance management
- Cut work order completion times by 30% over the next 12 months
- Build systems to increase seasonal and preventative maintenance revenue by 50%
- Improve post-service experience — including client communication, quality checks, and survey feedback loops
- Increase percentage of work orders handled by Evernest technicians
- Evernest has built our own technology platform to drive operational efficiency. You will partner closely with Product, Development, Market Ops, and Finance to design, build and optimize our Property Services platform to deliver outcomes.
- Lead process improvement initiatives across dispatching, estimates, vendor compliance, and service approvals
- Own the roadmap for vendor expansion, quality control, and regional coverage
- Use data to identify what’s working, what’s not, and what’s next
Requirements:
- You’ve got high standards, but don’t let perfection kill execution
- Strong leadership and team development skills — people want to follow your lead. You get the best out of your teams.
- Ability to zoom out to understand the business and see around corners. Ability to zoom in and execute a plan alongside your team.
- Effective communicator. You can communicate with front line team members and the executive team.
- 4-6 years of experience in property services, vendor operations, or maintenance leadership
- You've developed systems for building regional or national vendor networks — and made them work
- You love problems that need solving. You solve problems from first principles and don’t just do what has always been done.
- You understand the SFR space — from the owner’s pain points to the vendor’s challenges
- You move fast, make decisions, and course-correct without drama
- You believe accountability isn’t optional — it’s culture
- A bias for action: you spot inefficiencies, design solutions, and implement without waiting for perfect
- You work well across departments and communicate clearly with execs, operators, and frontline teams
- You know the metrics that matter and use data to drive performance. You’ve taken large data sets and built dashboards. You know how to leverage KPIs to drive the team’s performance.
- Experience owning a P&L. You deeply understand the drivers of financial performance and how to affect change.
- Willingness to travel to markets as needed
- Must have at least Bachelors Degree
