Remote Asset Manager Job Responsibilities:
An Asset Manager maximizes the value of real estate assets and looks for ways to increase the return/profitability/performance… of the real estate portfolio they are managing. Their job is to make recommendations that can maximize the property assets of a client. They analyze portfolio property income and expenses, recommend new properties, analyze markets for competitiveness, and assist in real estate transactions.
· Establish business plan and investment strategy with the objective of maximizing property income, cash flow and long-term value. Business plan to budget.
● Manage current real estate assets by taking a proactive approach by anticipating lease renewals and terminations and all critical dates, lowering and auditing operating expenses, coordinating landlord approval of alterations, completing estoppel certificates, paying rents and property taxes on a timely basis, and assisting in property tax appeals.
● Analyze rent rolls, vacancy and turnover information, affordability profiles and financial operating statements.
● Monitor and evaluate financial performance of assigned assets and address non-performance and legal issues related to the property.
● Coordinate with Construction and Property Management to develop, track and monitor the rehab/redevelopment process, ensure compliance with loan documents and agreements. Construction and capex plans developed and agreed upon by Owners. Lender draws.
● Recommend, coordinate, and possibly lead property improvement projects, including draws, construction consultants and working with general contractors.
● Manage marketing and leasing for assigned commercial properties.
● Establish real estate best practices, forms and documents.
● Partner with property and construction management for field projects and oversee conformance to lease requirements.
● Participate in the underwriting and coordination of assets to evaluate a purchase and/or sale.
● Underwrite and produce valuations for active investments within the portfolio to support compliance monitoring and decision-making activities.
● Collaborate with the property Controllers to forecast income and expense projections, capital requirements, and risk-return analysis. Budgets / Priorities for new year
● Deliver consistent and accurate reporting to the team to aid in the overall management of the portfolio.
● Coordinate with Controller and others to review and interpret legal documents, such as loan agreements, guarantees, and promissory notes, and coordinate with appropriate parties to ensure compliance.
● Perform property inspections to ensure viability, prudent operational performance, fiscal management, and document recommendations.
● Assist with the strategic planning for the acquisition and disposition of properties, including financial analysis, market information, offering terms and conditions, contract review, and negotiations.
● Assist in sales process of asset, to include hold/sell analysis, Broker selection, negotiations of Purchase & Sale Agreement, and negotiations with Buyer through close.
● Maintain excellent relationships with internal customers, senior management, legal, tax, risk management, landlords, vendors, consultants, and outside brokers.

Asset Manager Qualifications/Skills:
● Excellent social listening skills;

● Detail-oriented approach with ability to work under pressure to meet deadlines;
● Willingness or desire to travel domestically up to 25% of the time;
● Bachelor’s degree in marketing or a related field;
● Experience owning or managing,… the acquisition, operation and sale of Multi-family apartment complexes.
● Experience overseeing construction, renovation, capex projects…
● Experience reviewing, creating,… Proformas, P&Ls, Balance Sheets, Income Statements…
Experience with Microsoft Office (Excel, Outlook) and G-Suite (Gmail, Sheets, Slides, Drive, etc.);
Job Type: Full-time
Pay: $100,000.00 - $130,000.00 per year
