About the role:

We are seeking a highly motivated, experienced, and hands-on Maintenance Manager to oversee the maintenance operations of our rental portfolio. This role is critical in ensuring our properties are safe, well-maintained, and meet quality standards that exceed tenant expectations.

What you'll do:

Maintenance Oversight: Coordinate and supervise all aspects of shared responsibilities with an Owner-client as they pertain to maintenance, repairs, and inspections for a portfolio of single-family homes.
Vendor Management: Manage relationships with third-party contractors and service providers to ensure quality work, timely completion, and cost-efficiency.
Preventive Maintenance: Proactively identify and report issues to the Owner-Client to ensure these may be addressed in a timely manner, while the home remains vacant or prior to an upcoming Tenancy.
Repair & Maintenance Support: Review and manage escalations and R&M Chargeback disputes, partnering with the Owner-Client, and providing direct support to the Darwin Operations team, as necessary.
Inspections: Oversee the process for coordination and review of routine Field Inspections and Occupancy Inspections, to identify maintenance needs and ensure lease and jurisdictional compliance.
Emergency Response: Serve as the first point of contact for maintenance emergencies; coordinate after-hours or urgent repair response. May require on-call support on weekends.
Compliance & Safety: Escalate issues where work is not performed in accordance with applicable safety regulations or company standards, and identify areas where risk can be mitigated.
Team Leadership: Supervise a team of Maintenance Coordinators, assigning tasks and evaluating performance where applicable; Lead as a partner with the Owner-Client.

Basic Qualifications:

Experience: 3-5 years of maintenance or facilities management experience, with at least 2 years in a supervisory role. Residential property maintenance experience is strongly preferred.
Technical Skills: Strong working knowledge of Residential repairs and maintenance
Technology: Proficient in property management or work order systems (e.g., AppFolio, Buildium, Propertyware, etc.) and Microsoft Office and/or Google Suites.
Experience in Residential trades are a plus.
Soft Skills: Strong organizational, communication, and leadership skills. Ability to prioritize and multitask in a fast-paced environment.
Availability: Must be available during standard business hours M-F 9am-6pm EST and may be required to support with Maintenance Emergency triaging on weekends.

The pay range for this role is:
70,000 - 85,000 USD per year(Remote (United States))
